Two speeds in Calgary's August market

Calgary's housing market kept cooling through August, with both sales and new listings easing further from a year ago. The slowdown was not spread evenly. Detached and semi detached homes held their ground on price, while the apartment and row segments, which are carrying much more supply, continued to drift lower. It is increasingly a market of two speeds, and which one you are in depends on the type of home you are buying or selling.

Here is what the numbers from the Calgary Real Estate Board (CREB) show, using benchmark pricing, which reflects the value of a typical home rather than the mix of what happened to sell.

  • 1,660 sales in August, down about 16 per cent from a year ago
  • $569,800 total residential benchmark price, about one per cent lower than last year
  • 3.92 months of supply citywide, though conditions vary widely by property type

Sales and supply

There were 1,660 sales in August, down about 16 per cent from the same month last year (1,986). New listings eased as well, falling to 3,141, and the sales to new listings ratio sat near 53 per cent. The pullback in sales was not felt in every price range, as homes priced above $1,000,000 recorded gains over last year, mostly in the detached and semi detached segments.

Active listings came in at 6,509, about two per cent lower than a year ago. With sales slowing faster than supply, months of supply rose to 3.92, up from a year earlier. That citywide figure hides a wide split by property type, and that split is the real story this month. Apartment style homes are carrying nearly six months of supply, while lower density detached homes sit at just over three months.

Prices by property type

The total residential benchmark price in August was $569,800, similar to the previous month and about one per cent below a year ago. Underneath that citywide figure, the property types are moving in clearly different directions.

Detached homes remained the anchor. The detached benchmark held at $744,300, similar to July and about one per cent below last year. Relatively balanced conditions in this segment continue to support prices.

Semi detached homes were the lone gainer. The benchmark rose to $690,500, about one per cent above last year, helped by tighter supply in this segment.

Row homes softened to a benchmark of $415,200, about five per cent lower than last August, as supply in this segment has continued to build.

Apartment condominiums told the softest story again. The benchmark of $295,400 was about eight per cent below last year. With supply nearing six months, apartment conditions clearly favour buyers, and steady new construction along with available rentals is keeping downward pressure on prices.

What this means if you are buying or selling

For sellers, the takeaway is that the market rewards the right pricing and the right segment. Detached and semi detached owners are operating in tighter, more balanced conditions where well presented homes continue to move. Row and apartment sellers are competing against more inventory, so pricing to the current market matters more than ever.

For buyers, the apartment segment offers the most negotiating room in years, with more selection and softer prices. Buyers focused on detached and semi detached homes should expect firmer conditions and less room to negotiate, especially in higher demand districts.

The year so far

Through the first eight months of 2026, Calgary has recorded 14,649 sales, down about 11 per cent from the same period last year, against 27,375 new listings, down more than nine per cent. The year to date benchmark price sits at $565,738, roughly three per cent below last year, and homes are taking a little longer to sell, with days on market at 39 compared with 34 a year ago. Taken together, the picture is a market that continues to rebalance after the rapid pace of recent years, with the speed of that shift varying widely by property type.
