Calgary's housing market kept its calmer tone as the year moved into its second half. Sales and new listings both eased over June, prices held mostly firm across the ownership segments, and the clearest movement stayed in the apartment condominium segment, where a steady flow of new supply continues to pull prices lower while the other property types hold closer to last year's levels.
Here is what the numbers from the Calgary Real Estate Board (CREB) show, using benchmark pricing, which reflects the value of a typical home rather than the mix of what happened to sell.
There were 1,904 sales in July, about nine per cent below the same month last year (2,096). New listings eased as well, falling about 15 per cent to 3,323, which kept the sales to new listings ratio at 57 per cent.
Inventory sat at 6,626, and with months of supply at 3.48, the city as a whole stayed in balanced territory. That citywide figure hides a real split by property type, and that split is where the story is this month.
The total residential benchmark price in July was $569,200, easing about two per cent from a year earlier. Beneath that citywide figure, the four property types are moving at very different speeds.

Detached homes stayed the anchor of the market. The detached benchmark was $743,900, easing under two per cent from last year, with months of supply at 2.90, close to three months. Conditions here remain among the tighter and more balanced in the city.

Semi detached homes were essentially flat, with a benchmark of $691,000, close to level with a year ago. Sales in this segment actually rose, up about six per cent to 198.

Row homes came in at a benchmark of $418,500, about six per cent lower than last July. Supply has been climbing here, with months of supply at 3.90, and the segment is showing some signs of oversupply.

Apartment condominiums told the softest story again. The benchmark price of $297,600 was just over eight per cent below last year. With months of supply near five at 4.90, apartment conditions favour buyers, and with more than 17,000 apartment style units under construction across the city, the added choice is keeping downward pressure on prices.
For sellers, the pattern is the same one that has been building all year: the market rewards the right pricing in the right segment. Detached and semi detached owners are operating in tighter, more balanced conditions where well presented homes still move. Row and apartment sellers are competing against more choice, so pricing to today's market matters more than ever.
For buyers, the apartment segment offers the most negotiating room in years, with more selection and softer prices. Buyers set on detached homes should expect firmer conditions and less room to negotiate, especially in the higher demand districts.
Through the first seven months of 2026, Calgary has recorded 12,993 sales, down about 10 per cent from the same period last year, against 24,234 new listings. The year to date benchmark price sits at $565,157, about three and a half per cent below last year, and homes are taking a little longer to sell, with days on market at 38 compared with 33 a year ago. Taken together, it is a market that has settled into a calmer, more balanced pace than the rapid years that came before.
